Smart Tenant-Focused Design at One World Trade Center
One WTC features lobbies on its north and south sides that are reserved for Tenants only. Visitors heading to the 102nd floor Observation Deck will use a separate entrance. Beneath the lobby there is 55,000 square foot retail concourse which will include restaurants and direct connections to the Fulton Center transportation hub. Recently the building announced the construction of a 64th floor Sky Lobby which will function as a Tenant-only meeting space and lounge.
Attracting Prestigious Tenants
Among the companies leasing at One World Trade Center, the largest is Conde Nast with 1.2 million square feet. Also notable is China Center and the US General Service Administration. As of September 2014, 65% of the office space is rented.
Leasing Office Space at One World Trade Center
One WTC is designed as “central core building” with all of its elevators, mechanical systems and bathrooms in the center of each floor. The column free perimeter offers jaw-dropping 360° views. Full floors vary in size from 46,000 RSF in the base to 31,000 RSF near the top. Asking rents start at $69 PSF and increase to $100 PSF on the highest floors. One WTC provides an attractive Tenant Incentive Package that includes both a cash contribution to offset a Tenant’s cost of building its own space plus a rent abatement (free rent period) to be used during construction.
