Relocation and Office Design

Relocation can provide a business with an opportunity to obtain a new office that better suits its overall work space requirements. In NYC, a relocation is often motivated by the need for: (1) Different size space; (2) Improved facilities including the building, its infrastructure and amenities; (3) Less expensive rent; and  (4) A better location for attracting employees, customers and business partners.

An integral part of identifying a relocation space is determining whether it can be made to have the optimal office design.  If a raw space is custom-built, an architect will ensure that the finished product functions ideally. When existing pre-built offices are “adaptively reused“, certain modifications are made that improve their efficiency. Sometimes, a 2nd generation pre-built office may only need cosmetic uprgrades to be functional. This occurs most often when identical businesses (legal firms, for example) are the former and new Tenant.

Designers and architects have pondered how to design an office to encourage productivity for more than 100 years.

In the early 20th century, offices resembled factories. Starting in the 1960s layouts changed to foster teamwork. And by the beginning of the 21st century, office design sought to inspire creativity.

“Under each fad, there were ideas ahead of their time,” says Stephen Apking, an interior-design partner at the architecture firm Skidmore, Owings & Merrill LLP. Many ideas from the 20th century have been improved and incorporated into 21st century design, Mr. Apking adds.
